<p>JC&amp;S recently completed a fast-paced tenant improvement (TI) project for Sixt Car Rental’s Newport Beach location. While this was a smaller scope compared to full-scale remodels, precision and timing were everything.</p>



<p><strong>Scope of Work:</strong></p>

<li>Data line installation</li>



<li>Electrical updates</li>



<li>Drywall patching and interior painting</li>



<li>Flooring installation</li>



<li>Customer provided fixture setup</li>

<p><strong>Biggest Challenge: Flooring Logistics</strong><br>The specified flooring had been discontinued, presenting a major supply issue mid project. Our team located matching material from another state and coordinated shipping though it took nearly 2.5 weeks to arrive, we worked strategically to stay productive and prepared. As soon as the flooring arrived, we completed installation immediately.</p>

<p>At JC&amp;S Facility Management &amp; Construction, we thrive on complex, live environment challenges and the Lakewood Men’s Wearhouse project was exactly that.</p>



<p>Over the course of three months, we executed a full tenant improvement that included:</p>

<li>Complete interior demo and framing</li>



<li>Full electrical upgrades and trenching</li>



<li>New plumbing throughout</li>



<li>Installation of 3 rooftop HVAC units with ductwork</li>



<li>Drywall and suspended ceiling installation</li>



<li>Interior painting and commercial flooring</li>



<li>Installation of owner-supplied fixtures</li>
</ul>



<p><strong>Key Challenges We Overcame:</strong></p>



<ul class="wp-block-list">
<li><strong>Live Store Operations</strong>: Construction occurred while the store remained open. We carefully coordinated crews and phased electrical work to avoid disruptions our experience made all the difference.</li>



<li><strong>Fixture Storage Issues</strong>: With limited interior space, we resolved this by securing a storage container for incoming fixtures.</li>



<li><strong>Unexpected Sewer Blockage</strong>: A piece of a sewer snake was stuck deep inside a main line. We located the obstruction, removed it, and restored full flow all while minimizing impact on the construction schedule.</li>
</ul>

<p>When Men’s Wearhouse needed a custom photo studio built inside their Dublin facility, they trusted JC&amp;S to deliver on time, under pressure, and with precision.</p>



<p>Over a 3-month period, we completed a full scale interior buildout that included:</p>

<li>Demo and layout restructuring</li>



<li>Framing with 24’ specialty metal studs</li>



<li>Electrical, trenching, and full plumbing</li>



<li>Drywall (over 500 sheets some stacked 5 high)</li>



<li>Ductwork and suspended ceiling installation</li>



<li>Commercial painting and flooring</li>



<li>Owner supplied fixture installation</li>

<p><strong>Unique Challenges We Tackled:</strong></p>

<li><strong>Delayed Material Delivery</strong>: Our 24’ metal studs arrived five days late. Thanks to careful schedule adjustments, we stayed on track without compromising quality.</li>



<li><strong>High-Volume Drywall Work</strong>: Our crew handled more than 500 drywall sheets many installed overhead without delays or issues.</li>



<li><strong>Structural Steel Trusses</strong>: We installed two 40’ long truss beams between existing office and studio spaces, an engineering task most crews would hesitate to take on.</li>
</ul>



<p style="margin-bottom:var(--wp--preset--spacing--70)">Our ability to self-perform and coordinate across trades made all the difference. When we handed over the finished space, the client was thrilled. And we were proud not just of the result, but of how our team executed every challenge with skill and confidence.</p>
